Project Spotlight - 222 North LaSalle Spec Suites and Amenity Space
Following the trend toward smaller spec suites (below 5,000 square feet), Tishman Speyer asked CGS to develop a new model for the 19th floor of 222 North LaSalle that maximizes the tenant suites while providing centrally-located shared amenities for the floor, beyond the larger scaled amenities shared by all tenants of the building. This efficient approach means that individual tenant spaces can be used for functions that support tenants’ work (like offices, workstations, and collaboration areas), while functions like a large café with seating for 25, an AV-enabled conference room for 16, a Wellness Room, and IT spaces can be shared among all tenants of the floor.
222 North LaSalle, originally known as the Builders Building, was completed in 1927, and like many buildings of that time, included a light court that extended throughout all floors. For the 19th floor spec suite project, the design team located the shared amenities adjacent to the light court to maximize access to this dramatic building feature.
The design of the elevator lobby and shared café space honor the history of the building, while injecting a modern sensibility. The shared spaces are hospitality-inspired and intended to delight tenants with high-touch details, materials, and plant life. With its rich material palette and intuitive AV system, the shared conference room offers an elevated meeting experience.
The tenant suites offer variations on the themes set forth in the shared spaces, but each one is unique in its layout and experience. Ranging in size from 1,600 to 4,300 square feet, each suite features a different planning approach and a variety of workspaces. This is intended to attract different kinds of tenants to the floor, creating a rich ecosystem. Sharing amenities among the tenants on the floor encourages and extends this rich ecosystem, generating opportunities for unexpected connections and accelerated serendipity.
